Senior Project Manager

*Report To: Project Director

* Job Description:
- Responsible for providing leadership and day-to-day management to a dedicated project management team delivering high quality commercial fitting out and renovation projects. The candidate will be able to manage a project to ensure completion within time, cost and quality parameters acceptable to the client.
- Support Director and PDS team as well as seeking business development opportunities in local/ regional marketplace. Playing a critical role in the development of the company project management capability.
- Support Director and PDS team acting as tenant’s representative for a corporate client.
- Maintain professionalism and directing a positive course with the C&W team to surpass the client’s expectations.
- Creation and administration of requests for proposal.
- Bid, analyze and award contracts.
- Negotiation of tenant build-out price proposals.
- Management of all financial aspects of each project through its conclusion and close-out.
- Plan the work schedule and efficiently organize the site facilities in order to meet and agreed program of deadlines.
- Assist the C&W PJM to manage Contractor at site.
- Conduct quality control inspection in accordance with C&W procedure.
- Attend regular meeting with contractors and ensure the progress is on schedule.
- Resolve any unexpected technical difficulties and other problem that may arise.
- Manage contractor to oversee the maintenance and repair of site and building service equipment and plants- ensuring that building properties are maintained and managed at an acceptable standard in accordance to building regulation with all system complying the respective authorities.
- Oversee the development of predictive, preventive and reliability centered maintenance program, including maintenance check sheets.
- Oversee the maintenance management system and the facilities change notice procedure; manage minor churn projects.
- Shall be responsible for EHS implementation and performance of the project, ensure the EHS provision and requirement are adhered to by all employees and contractor.
- Shall ensure that all statutory requirements of regulation, Code of practice and company's safety rule and regulation are complied with at all time.
- In conjunction with PM, conduct completion inspection for final hand-over of the project to PM, including establishing the date of practical completion (for the start of the maintenance/ defect liability period).
- Ability to travel and manage multiple projects.

* BSc/BA degree in Architecture, Building Science, Civil Engineering, Construction Management, or other related field

* Skills and Knowledge (foundational personal and business skills):
- Understanding of fit-out building works, M&E and IT infrastructure is a must.
- Knowledge in project management, construction works, building services and structural design.
- Knowledge of Microsoft Office, particularly MS-Project, Excel, PowerPoint and Word.
- Good command of spoken and written in English.

* Experience (foundational experiences gained, key assignments covered, pre-identification foundational developmental experiences):
- Minimum of 5 years of experience in Real Estate project management in construction structural design and fit-out works, preferably with large corporate accounts.
- Experience in managing contractors compliance with project delivery requirements including design documentation, programmes and quality standards.

* Qualifications (key qualifications and foundational training):
- Bachelor's degree in M&E Engineering/Construction/Design or related disciplines.
- Construction Supervisors Certificate
- Safety Supervisor Certificate
