Real Estate and Property - Business Development Director (Based in Hanoi or Ho Chi Minh, Vietnam) (Salary: $4,000-$5000)

Management Scope
• Responsible for overall real estate and property business development projects for the company and/or new assignment.
• Manage all real estate and property projects and drive increased revenue and profit to achieve the Company’s ambitious growth.
• Manage all design and construction plan through all phases of the project.
• Develop a growth strategy by focusing both on financial gain and partner/customer satisfaction.
• Manage team and develop entry level staffs into valuable team members

Business Development Scope
• Expand property business by merger, acquisition, joint venture strategy etc. Verify project deal diligence before making any investment decision
• Conduct feasibility study of all assigned projects in term of financial, market, regulation and construction.
• Provide market research analysis to identify new markets and customer needs. Prepare market feedback to the company leadership regarding competitive offerings, prospect needs and generate new product development ideas.
• Estimate the investment budget, control the actual cost/expenditure. Allocate necessary resource to make sure the execution of the projects is met the investment criteria with the approved feasibility study.
• Develop partnership structure and arrange business meetings with prospective partners in order to build the long-term relationships with new and existing one.
• Handle with source of fund parties (Banks) to make sure company liquidity is in the proper condition and obtain the benefit from financial leverage.

Project Management Scope
• Perform Project Management of all assigned design and construction projects (such as Hotel, Condominium, Shopping mall, Shop House etc.) in logical steps to meet the deadlines.
• Create project master schedule and make sure all related parties are on track with the plan
• Monitor and control project costs compliance to project budgets and provide analysis of deviations and corrective action plan. Procurement control, ensuring all materials used and work performed are as per specifications.
• Prepare contracts, negotiate, revise changes for all contractual agreements with architects, consultants, clients, suppliers and subcontractors.
• Coordinate with any local authority, consultants, contractors and the general workforce involved in the project to ensure compliance with local construction regulations and get the smooth operation
• Prepare weekly/monthly progress reports to Management or as required and resolving any unexpected technical difficulties and other problems that may arise.

• Male/Female age between 40-50 years
• Education: Degree in Engineering, Architect, Finance, Project Management, Management
• Prefer Vietnamese Nationality
• Must have background experiences in real estate & property projects.
• Excellent command of spoken and written English.
• Strong planning – organizing - coordinating skills, reliability, the ability to manage pressure and conflicting demands and priorities tasks.
• Good interpersonal and communication skills, energetic, service minded and positive attitude.
• Experience in working with management level at least 5 years
• Excellent negotiation skills, proven track record of successfully pitching for new business
• Proven track record of increasing revenue through generation of leads
• Computer skills: Microsoft Office, AutoCAD and Microsoft Project.
