Project Manager

KEY RESPONSIBILITIES:
1. Overall responsible for project management from design (together with Design Manager, authority permits, tender, implementation till completion and handover of the project.
2. Source, recommend for approval and appoint all relevant consultants
3. Value Engineering to improve buildability, quality and cost competitiveness
4. Manage project implementation on site within the given budget and resources, which include
- Consultants e.g. architect, engineers, QS, ID, Landscape architect, etc.
- Site team e.g. construction management team, site supervisor and site staff
- Contractors, sub-contractors and suppliers
- Authority liaison parties which include internal as well as external parties
5. Summarize practical experiences and suggest improvements of the other current and future projects. Sharing and training other staff

BASIC TASKS:
1. Design Development and Procurement
- Work with Design Manager to source, recommend for approval and appoint all relevant consultants.
- Work with internal and external cost consultant to prepare preliminary budget estimates and cash flow projection for feasibility studies, etc.
- Work with internal business units to formalize project requirements.
- Prepare overall development program for all stages inclusive of design, authority permits and project implementation till completion and handover.
- Coordinate with internal business units and consultants on authority submission and approvals.
- Work closely with Design Manager in coordination works with all consultants in various stages of design development inclusive of design review to enhance value of the project
- Work closely with internal business units on preparation of information required for sales launch e.g. brochures, floor plan, saleable area, etc.
- Take the lead in design management till tender stage inclusive of the preparation of detailed design drawings and documentation.
- Shortlist, pre-qualification and recommend contractors, suppliers, etc., call tenders, evaluate, submit tender report and recommend the awards of all packages in various stages.
- Conduct Value Engineering and recommendations for improvement
- Work closely with Cost & Contract team to prepare contracts, notices to proceed and other contractual documents.
- In certain circumstances, the Project Manager will be responsible for managing special studies, initiatives or due diligence assignments

2. Site Implementation
- Lead project implementation team on site. This shall include recommendation on hiring, manage and develop staff
- Handle all coordination works with all contractors, suppliers and other specialized contractors.
- Check and approve method statements, shop drawings; samples and submissions by contractors and suppliers.
- Control and monitor time, cost and quality of works. This shall include submission of periodical reports to Project Director on all project implementation related matters.
- Verify progress payment for processing. This shall include evaluating variation orders and claims by consultants, contractors, suppliers, etc.
- Conduct site inspections and submit reports which shall include non-conformance items and recommendations.
- Follow up closely on project schedule in all stages and recommend actions to eliminate or mitigate delay and impact to the project.
- Implement safety procedures with aim to achieve zero futility and injury on site
- Coordinate with consultants, contractors and property management team on inspections, testing/ commissioning and authority inspections prior to handing over
- Provide defect rectification list and follow up on defect rectification works
- Represent project team in handing over to buyers and tenants
- Assist in the final accounts with all consultants, contractors and suppliers

- Degree in Civil and Structural Engineering, M&E, Architect, Quantity Surveying or equivalent qualification.
- Minimum 8 years Project Management especially in large and complex projects.
- Ability to coordinate multiple design disciplines on variety of projects
- Excellent knowledge of local building regulations, good practices and local materials
- Result orientate person
- Good knowledge in project management especially on design, planning, coordination, implementation, scheduling and budget.
- Able to manage project from conceptual design to completion and handing over
- Strong contract management ability
- Strong command in English
- Good leadership and effectively communicate skill with people at all levels
- Well-versed in Word, Excel, AutoCAD, MS Project and Power Point
