Project Manager

- Overall responsible for project management from design, authority permits, tender, implementation till completion and handover of the project,
- Source and recommend for approval relevant consultants, Appointing Project Consultants and Contractors,
- Value engineering to improve build ability, quality and cost competitiveness as well as Research and Development,
- Manage project implementation on site within the given budget and resources, which include
+ Consultants e.g. architect, engineers, QS, landscape architect, etc.
+ Site team e.g. construction management team, site supervisor and site staff
+ Contractors, sub-contractors and suppliers
+ Authority liaison parties which include internal as well as external parties
+ Make technical decision pertaining to the department concerned

- Work with internal business units
+ to formalize project requirements
+ on authority submission and approvals
+ on preparation of information required for sales launch e.g. brochures, floor plan, saleable area, etc.
+ to enhance value of the projects in various stages of design development
+ to prepare contracts, notices to proceed and other contractual documents

- Lead project implementation team on site, including recommendation on hiring, manage and develop staff; Share and train other staff,
- Handle all coordination works with all contractors, suppliers and other specialized contractors; Check and approve method statements, drawings, samples and submissions by contractors and suppliers, be sure they meet requirements, the quality standards and the aims of the project,
- Set design guidelines and checklists; Carry out risk assessment,
- Control and monitor time, cost and quality of works; Submit reports to Project Director on all project implementation related matters and the progress of the construction works.

- Conduct site inspections and submit reports which shall include non-conformance items and recommendations.
+ Follow up closely on project schedule in all stages and recommend actions to eliminate or mitigate delay and impact to the project.
+ Implement safety procedures with aim to achieve zero futility and injury on site
- Coordinate with consultants, contractors and property management team on inspections, testing/ commissioning and authority inspections prior to handing over
- Provide defect rectification list and follow up on defect rectification works

- Bachelor’s Degree in Civil and Structural Engineering, M&E, Architect, Building, Quantity Surveying or equivalent qualification
- Minimum 12 year experience in Project Management, especially in large and complex projects,
- At least 5 years’ experience in Vietnam (if expat)
- Experience at Managing Builders on Projects in excess of $100m USD, High Rise with CBD (District No 1 experience preferable)
- Excellent knowledge of local building regulations, good practices and local materials
- Understands the local market and delivery system
- Ability to work in demanding and multi-tasking environments
- Good knowledge in project management especially on design, planning, coordination, implementation, scheduling and budget
- Strong contract management ability
- Language: English
- Good leadership and effective communicate skill with people at all levels, a strong communicator, Team Player, working well in a Team environment
- Good knowledge of Word, Excel, AutoCAD, MS Project and Power Point
- Proven Track Record
