Project Director - Expat Preferred

- Coordinate with the Business & Project Development Department, the Finance & Accounting Group, Sales & Marketing Group and all other departments in the preparation of Project Feasibility studies and consequent updates.
- Ensures that all pre and post-construction Government and statutory construction and documentation requirements are properly accomplished, complied with, and that documents are available to be submitted in a timely manner
- Cooperate with other departments to ensure the timely and proper selection of consultants and Construction Contractors
- Ensures the efficient and effective management of the Project Management, Design and Quantity Surveying Consultants and other third party consultants to ensure the highest level of performance.- Ensures that the PMU Project Team assigned to the Project performs all their duties, job responsibilities and functions
- Ensures that the PMU Project Team has established a Project Management Control System for the efficient Management of the Project including all the necessary temporary facilities, hardware and software required at the project site offices.
- Ensure that the PMU Project Team conducts Design Reviews during each phase of the design period for proper coordination, efficient and effective designs, all program requirements are included, value engineering opportunities, and submit comprehensive review comments in a timely manner
- Ensure that the PMU Project Team performs preconstruction, construction and post-construction Inspection Works, maintaining up to date inspection records and providing status reports and recommendations for remediation for defective works as required.
- Conduct coordination meetings with Design consultants and Contractors to effectively manage and efficiently control the design and construction work progress, the quality of construction work, ensure conformance to construction schedule and the proper coordination of all construction trades.
- Ensures that the PMU Team reviews all drawings, technical and performance specifications and all the Contractors’ Work Program, anticipate potential problems and propose feasible solutions to mitigate probable delays, defects and non-conformances.
- Reviews the inputs and outputs of all the members of the PMU Team assigned to the project for proper evaluation of their performance
- Make certain changes in legislation are implemented as required on the projects
- Checks the Project Schedule generated for the project for correctness, accuracy and logic
- Ensures that the PMU Safety Officer is enforcing the Site Safety, Sanitation, Health and Security Program for the Project
- Reviews records of Non-conformances and Defects List and monitors repairs/close-out activities within approved time frame

- Graduated of Bachelor or higher of Science in either Construction Management, Architecture, Civil or Structural or M&E Engineering.
- Has been directly involved from the start until completion of the construction and handover of at least five (5) highrise buildings (at least 40 stories high or at least 100,000 square meters of built area) as Project Manager/Construction Manager. Must be proficient in the use of Computer, MS Office and Project Scheduling software.
- English is essential. Must be able to work for extended hours of the night and even during Saturdays and Sundays as required by the Project
