Operation Director

1. Looking for new projects (30%)
- Actively contact Developers, Building Management Board to introduce about the operation management services of the company;
- Discuss, exchange information, deal and negotiate with customers;
- Conduct survey in the actual project, report the results of survey, assess and consult the risk and feasibility of the project;
- Prepare operating plan, budget and quotation;
- Guide, prepare tender files, documents and work related to bidding activites;
- Present the proposal, participating in bidding activities;
- Assign work to survey, set-up and bidding teams for new projects.
- Plan up a new project and control the progress of implementation
- Prepare and deploy documents / records / processes / forms ... until the project is officially put into operation
- Propose, advise and plan to create sales / business support tools
2. Managing, operating projects (70%)
- Making annual plans and budgets to submit to the General Director for approval;
- Develop processes, standards, forms, ... in the management and operation of buildings / apartments;
- Coordinate with HR Dept to recruit, manage and train for staff at the project;
- Consider and approve proposals and controll costs effectively at projects;
- Support, guide and direct the Property Manager (PM) to handle problems that have not been solved in the projects;
- Resolve customer complaints and inquiries that are beyond the ability of the project staff to solve;
- Regularly report, update the project's operation situation and propose solutions to overcome incidents;
- Other jobs’ll be exchanged during the interview.

- Graduated from University or above;
- Experience: 10 years in managing operation of buildings and apartments
- Master and have lots of knowledge about real estate industry and in the field of management - operation of building / apartment / real estate.
- Master Vietnamese legal system: Enterprise Law, Construction Law, Circular of regulations on management and use of apartment buildings;
- Ability to read and understand design drawings
- Understand Corporate Governance
- Good English skills (listening, speaking, reading and writing);
- Good communication and presentation skills;
- Planning and organizing skills;
- Problem-solving skills;
- Proficient office computer skills;

- Salary: negotiate
