Integrated Facilities Management Manager - Quản Lý Tổng Hợp Kỹ Thuật

1/ Must assist as a lead consultant for the initial marketing and pre-sales Engineering Hard Services, Technical Due Diligence / Gap Analysis and Report (TDD).
2/ Co-write and directly assist in the development and submission of pricing proposal for Engineering Hard Services Operations and Maintenance contract.
3/ Assist in the contract negotiations for IFM Operations and Maintenance contracts.
4/ Lead and co-manage with site manager, the execution of the approved Transition Plan.
5/ Ensure the proper and efficient operation of all physical and procedural aspects, creating and sustaining a safe and productive environment within the scope of hard services engineering integrated facilities management maintenance and operations services across all client sites.
6/ Responsible for the pass down and enforcement of company, client and site rules and procedures. Included is the assurance that all client action requirements (AR’s) are correctly assigned and executed and closed on time.
7/ Co-manage the oversight of all site teams and ensure all maintenance, technical, risk and statutory requirements are completely satisfied.
8/ Co-manager the operation of plant and equipment servicing and co-manage the performance of all the teams and the assets they manage with regard to environmental sustainability and provide proactive advice to improve building performance and presentation.
9/ Develop long-term relationships with all clients and maximize account penetration and customer retention.
10/ Assist Site Managers in maintaining detailed site operations budget, project cash flow and site organization structure including the preparation of yearly site budgets, monthly site financial reporting and ensure that purchase orders with suppliers and subcontractors are negotiated effectively.
11/ Assit all Site Managers to monitor asset life cycles for asset classes on client site and ensure the effective monitoring and scheduling of all types of maintenance (preventative, predictive, corrective, and reactive, milestone, etc….).
12/ Assist all Site Managers in the approval and acquisition of new assets as well as budgeting for new assets and plant equipment and resolve issues arising from work carried out by the company.
13/ Assist all Site Managers with managing creditor / debtor management (follow up with invoicing being paid on time and for correct amounts) for all site works as well as the authorization and co-ordination of invoices for projects/contracts/department overhead costs.
14/ Assist all Site Managers in monitoring the quality assurance and safety performance of the site operations and seek continuous improvement and ensure that plant equipment is registered and updated at all times with service and maintenance records and ensure the co-ordination and induction of sub-contractors to customers / Company standards according to QA requirements.
15/ Be a strong relationship builder with exceptional client management and communication skills (both verbal and written English) and be able to thrive in a challenging environment.

- Gender : Male
- Age : 35 to 45
- Minimum Education : Bachelor degree in Mechanical or Electrical Engineering (License would be preferred)
- Minimum Experience : Total minimum of 5 years minimum on technical field of equipment operation/maintenance and exposure to projects for at least 2 years
- Minimum Qualifications : High ethical standards, exposure on American or Asian semi-conductor industry business on the field of facilities operation and maintenance. Strong common sense, easily identify priorities and flexible to changes
- Basic knowledge : Superior/respected customer oriented behavior, familiar with a general building operation and operation of major equipment and systems such as HVAC system, basic electrical systems, instrumentation and controls.
- Competencies : Good and strong leadership, good analytical capability and application on common sense for decision making, technically excellent on root cause analysis approaches and presentation
- Computer skill : Good on use of Microsoft software
- Languages capability : Good English communication skills both oral and written
