Mô tả công việc
Industrial real estate consultancy/brokerage in North & Central Vietnam. Team leadership in North & Central Vietnam, sourcing, analyzing and progressing industrial leasing and investment opportunities between global occupiers and investors in manufacturing, assembly or logistics and local industrial landlords.
KEY RESPONSIBILITIES:
• Manage (under the guidance of the Line Manager), the activities and industrial projects in North and Central Vietnam;
• Day to day activities in the industrial leasing and sales;
• Negotiating and signing brokerage contracts with clients;
• Support industrial parks and landlords to find the ‘best-fit’ local and global occupiers to lease their industrial land;
• Support industrial parks and landlords to find the ‘best-fit’ local and global occupiers to lease their ready-built factories or warehouses;
• Support occupiers/companies to find the most suitable locations or industrial parks for their manufacturing, assembly or logistics activities, by taking into account key factors such as budget, tax incentives, distance to key locations, distance to customers or suppliers, industry, sufficient land for future expansion, etc.
• Support landlords and occupiers to negotiate and reach agreement on lease terms, lease renewals and all related paperwork;
• Support landlords and occupiers to develop leasing strategies;
• Active daily weekly and monthly reporting of all activities to the Line Manager;
• Managing SBI and CRM input and activities for all North & Central Vietnam projects;
• Attend meetings with clients as and when requested by the clients;
• Collect market research of comparable evidence for valuation purposes;
• Achieve targets for your team set by the Line Manager;
• Review all offers and leases with the Line Manager;
• Uploading new properties for lease and sale online and on the Savills website;
• Following up for timely payment of invoices;
• Researching and keeping up-to-date with Vietnam’s industrial and logistics sector and related current affairs e.g. FTA’s, new laws or policies affecting the country’s real estate sectors, etc.
• Ensure to carry out work with utmost professionalism in compliance with all laws related country’s law requirements;
• Carrying out work with professionalism and enthusiasm while strictly adhering to Savills company policies;
• Working with the Line Manager to ensure that all documents relating are prepared and managed in accordance with company policies & procedures. Liaise with clients to obtain all necessary documentation to undertake leasing.

REQUIRED QUALIFICATIONS:
Education
Strong understanding of Real Estate Market (preferable)
Bachelors degree in Real Estate or Property Courses, or Marketing, Communication or Business courses.
Communication skills Strong team leadership, interpersonal, negotiation and communication skills, for liaising with colleagues, customers and client management skills.
PC skills The ability to work with IT resources such as databases and spreadsheets, for the collection and management of information.
Experience Minimum 2 years management or team leadership experience in the real estate or property segment, or;
Minimum 2 years’ experience with an industrial park or industrial developer or landlord or;
Minimum 2 years’ experience commercial real estate, in leasing or investment:
Strong understanding of property and economic principles
Language Proficient English (both speaking and writing).
