1. BUDGET PLANNING & CONTROL
- Improve profit, including estimating cost and benefit, exploring new business opportunities, etc.
- Analyzes information, forecasts sales against expenses and creates annual budget plans.
- Analyzes differences between actual budget wages and forecasted wages for more efficient budget planning.
- Creates the annual operating budget for the property.
- Provides analytical support during budget reviews to identify cost saving and productivity opportunities for property managers.
- Thinks creatively and practically to develop, execute and implement new business plans
- Implements a system of appropriate controls to manage business risks.
2. ACCOUNTING & FINANCE
- Attends meetings and communicating with the owners and BOD, understanding the priorities and strategic focus.
- Directs the preparation of financial regulatory reports and monthly financial statements; produces analytical and interpretive reports for management, committees and Board; provides statistical and analytical services to departments upon request;
- Responsible for overseeing the operational and capital budgeting process
- Ensures a strong accounting and operational control environment to safeguard assets, improve operations and profitability.
- Develops, reviews and recommends updates to the organization’s financial policies,
procedures and internal controls; ensures implementation
- Ensures Profits and Losses are documented accurately.
- Submits reports in a timely manner, ensuring delivery deadlines.
- Monitors all taxes that apply, ensuring that taxes are current, collected and/or accrued.
- Utilizes interpersonal and communication skills to lead, influence, and encourage others; advocates sound financial/business decision making; demonstrates honesty/integrity; leads by example.
- Oversees internal, external and regulatory audit processes.
- Advises the CEO and BODs on existing and evolving operating/financial issues.
- Reviews audit issues to ensure accuracy.
- Work directly with related 3rd parties when required including but not limited to auditors, bankers, tax officers, etc.
- Other tasks as required by BOD
3. FINANCE TEAM DEVELOPMENT
- Ensures new hires participate in the department’s orientation program.
- Creates appropriate development plans which develop team members based on their individual strengths, development needs, career aspirations and abilities.
- Ensures property policies are administered fairly and consistently.

Yêu cầu ứng viên
- Bachelor degree in Accounting/ Finance.
- 8-10 years accounting or auditing experience, with a minimum of 3 years as Assistant Financial Controller / Chief Accountant.
- Strong organizational, planning, strategic, analytical, problem solving, management and leadership skills that include being pro-active and visionary
- Strong technical understanding of fund accounting, budgeting and computerized accounting systems
- Strong knowledge of VAS, Financial and Statistical Analysis, Tax and Legal Regulations.
- Able to work under high-pressure, self-motivated, detail & results oriented.
- Good management skills including people management skill.
- Ability to motivate and lead staff
- Excellent presentation skills
- In depth knowledge of risk management methods
