Facilities Associate

This position is focused on Facilities Management and will support the Operations manager with property management and maintenance . You will be measured on your ability to ensure the smooth operation of the Kafnu Ho Chi Minh City premise. Further duties related to the successful running of the property will be required.

Kafnu HCMC is an 8-storey building in Saigon Pearl with F&B, Co-Working, Hotel and Event Space elements. The role will ensure the successful and long term running of these spaces.

INDIVIDUAL SPECIFIC RESPONSIBILITIES

Operations Responsibilities
• Assist with building operations and maintenance to ensure highest level of member experience
• Ordering consumables & office supplies

Facilities Management Responsibilities
• Facilitate and monitor the work of housekeeping personnel or company
• Facilities and monitor the work of the security company. Manage issues, develop operational structure under the guidance of the operations manager
• Take handover from contractor on all MEP facilities.
• Create & follow an annual maintenance plan and be in charge of all warranties and spare parts
• Conducts physical inspections and repairs of the facility, grounds, premises, hallways, common areas, restrooms, etc. noting anything that might be in need of repair, maintenance, clean-up, or is a hazard and reports same to the appropriate building staff or outsourced service provider
• Under direction of Operations Manager will coordinate repairs or modifications to the facilities and premises as assigned including painting, patching, office and kitchen equipment, furniture, walls, ceiling tiles, carpeting, floor tiles, etc.
• With direction from a supervisor, prioritize work orders, handle urgent requests, respond to tenant and client calls as required, and complete any and all assigned facility support, clean-up, maintenance, moving, event support, set-up, and repair work.
• Expected to support the various skilled trade personnel at a facility or complex in the performance and completion of their duties as needed and assigned
• Provides a safe and orderly work environment and take ownership of security systems
• Under direction of supervisor, create positive facility experience for all customers
• Assist team in setup and tear down of events and provide input to queries by clients about event space facilities
• Maintain KPI targets within defined parameters
• Other duties as assigned


FACILITIES RESPONSIBILITIES

• Air-conditioners, Diesel Generators, Water system maintenance, gas and exhaust systems, fire and lift safety systems etc.

Requirements

• Strong experience in property management with hands on skills at maintaining multiple MEP facilities
• Background in hospitality or F&B preferable but not necessary.
• Be passionate, personable, and organised
• Flexible and agile, can work within a fast moving environment and make quick, correct decisions while on the go.
• Strong organisation skills and ability to adhere to strict deadlines and timelines related to property management and maintenance
• Eye for detail – able to spot problems or defects early.
• Strong language abilities in Vietnamese and English
