1. MISSION
Property Acquisition Director is responsible for the lead in sourcing, negotiating, structuring and closing land acquisition transactions as well as large-store expansion projects. Property Acquisition Director will be in charge to work with and drive other supporting functions such as finance and legal functions throuout the project timeline.
2.ACTIVITIES
Function: Land Strategy
- Establishes Property Acquisition goals that support Group business expansion plan
- Creates property policy for the department and designs action plans to achieve desired results
- Continually seeks process improvements to property acquisition processes
Function: Land/Property Search
- Continually search for current and future land/property purchase deals using a variety of methods, including digitized software
- Grow property/land pipeline necessary to meet the division business plan goals
- Establish strong relationships with external partners (financial institutions, brokers, property owners) and Gorvernment bodies.
Function: Land Acquisition
- Develop feasibility studies and oversee proforma financial analysis, negotiations, and acquisition agreements
- Direct the information gathering and data collection for Property Committee review
- Provide guidance to relevant Directors and/or Managers regarding closing complex land negations
Function: Management
- Oversees a staff of acquisition professionals
- Creates a positive, motivating, and challenging work environment to promote productivity
- Builds strong partnerships with internal departments such as: Strategy, Finance, Construction, Leasing, etc.
- Conducts interviews and makes hiring decisions
- Continually evaluates the team’s performance to identify skill gaps and implements training/development solutions
- Recommends and participates in development plans and corrective actions when needed

3. COMPETENCIES
Functional knowledge & experience:
- Knowledge in legal, finance, economy and asset management
Functional skill:
- High integrity with proven trust and reputation referenced by previous employers (upon request only) as well as other contacts in the market
- Highly resilient and ability to adapt into various environments
- Competent skills of assessing sites, running feasibility studies and knoledge of local regulations
- Proven track records in managing the whole spectrum from sourcing, negotiating, structuring through to closing of large-sized store leases as well as land acquisition transactions.
- Strong local network with various property developers, government bodies as well as trusted individual investors, consultants, etc in the field of real estate
- Strong communication skills with ability to adapt into various local contexts
4. REQUIRED BACKGROUND & ATTITUDE
- Education: University degree in Business Administration, Real Estate, Construction, Commerce
- Experience: 8 years experience in Investment analysis, retail industry, real estate, construction
- Language: Fluent in English
- Office skills : Microsoft Office (Word, Excel, Powerpoint)
- Attitude: Autonomous, rigorous, decisive, creative, responsible
