Consultant – Industrial Services (Chinese Speaker)

▪ POSITION OVERVIEW – Industrial real estate consultancy and brokerage services in Vietnam. Sourcing, analyzing and progressing industrial leasing and investment opportunities between industrial landlords and developers with Chinese, Hong Kong and Taiwanese manufacturing and logistics occupiers and investors.

▪ RESPONSIBILITIES:
▪ Day to day activities in the industrial leasing and sales/investment brokerage;
▪ Source and engage with Chinese, Hong Kong and Taiwanese manufacturers (i.e. occupiers) and investors interested in investing in Vietnam’s industrial real estate market;
▪ Build relationships with all Chinese speaking chambers of commerce, construction and business groups, and attend relevant networking events to find leads and build pipeline on said investors;
▪ Negotiating and signing brokerage contracts with clients/industrial landlords and developers i.e. building up ‘supply’ to lease and sell to occupiers;
▪ Support industrial parks and landlords to find the ‘best-fit’ Chinese, Hong Kong and Taiwanese occupiers to lease their industrial land;
▪ Support industrial parks and landlords to find the ‘best-fit’ Chinese, Hong Kong and Taiwanese occupiers to lease their ready-built factories or warehouses;
▪ Analyze specific occupier needs: Support Chinese, Hong Kong and Taiwanese occupiers/companies to find the most suitable location or industrial park for their manufacturing, assembly or logistics activities, by taking into account key factors such as budget, tax incentives, distance to key locations (e.g. proximity to port, CBD, etc.), distance to customers or suppliers, industry, sufficient land for future expansion, etc.;
Support landlords and Chinese, Hong Kong and Taiwanese occupiers to negotiate and reach agreement on lease terms, lease renewals and all related paperwork;
▪ Support landlords and Chinese, Hong Kong and Taiwanese occupiers to develop leasing strategies;
▪ Active daily weekly and monthly reporting of all activities to the Head of department i.e. Manager of the Industrial Services Department;
▪ Attend meetings and site visits and inspections when requested by the clients/landlords and investors;
▪ Collect market research of comparable evidence for valuation purposes;
▪ Achieve targets for your team set by the Head of department;
▪ Review all offers and leases with the Head of department;
▪ Consistently uploading new properties for lease and sale online and on the Savills website (property showcase section);
▪ Following up with clients for timely payment of invoices after the successful completion of deals or consultancy services;
▪ Researching and keeping up to date with Vietnam’s industrial sector and related current affairs e.g. new free trade agreements (FTA’s), new laws or policies affecting the country’s real estate sectors, etc.
▪ Ensure to carry out work with utmost professionalism in compliance with all laws related country’s law requirements.
▪ Carrying out work with professionalism and enthusiasm while strictly adhering to Savills company policies.
▪ Working with the Head of Department to ensure that all documents relating are prepared and managed in accordance with company policies & procedures. Liaise with clients to obtain all necessary documentation to undertake leasing.
▪ Build and consistently grow a pipeline of potential deals and projects (to be reviewed monthly with Head of department);
▪ Close deals and contribute revenue on said pipeline to the department.

▪ Strong understanding of Real Estate Market (preferable)
▪ Bachelor’s degree in Property, Marketing, Communications, Finance, Investment or Business (preferable)
▪ Strong interpersonal, negotiation and communication skills, for liaising with colleagues, customers.
▪ The ability to work with IT resources such as databases and excel spreadsheets, for the collection and management of information. Experience
▪ Minimum 1-2 years’ experience with an industrial park or industrial developer or landlord, or;
▪ Minimum 1-2 years’ experience commercial real estate, preferably in leasing or investment;
▪ Strong understanding of property and economic principles. Language
Chinese and Vietnamese fluency, and proficient English (both speaking and writing). Key characteristics
