Construction Manager

Working Time: Monday - Friday (8g30 – 18g)

SPECIFIC RESPONSIBILITIES:
Project Development and Execution
- Develop and/or maintain a detailed Project Construction Schedule for multiple contractors and/or projects.
- With reference to the Project Management Control System, establish required on Job (ROJ) dates for critical work items (long-lead items).
- Review the Scopes of Works provided by engineering for completeness and conformance with site/ construction schedule requirements.
- Assist contracts in developing general and special conditions.
- Receive, review and approve contractors’ site logistic plans. Monitor and control subsequent use of site by all contractors.
- Review and comment on Method Statements received from the contractors.
- Assist the Safety Officer in enforcing the Project Safety Plan.
- Review contractors’ quality proposals for compliance with the Project Quality Plan and monitor the contractors’ performance against their proposals.
- Represent the owner to assure all construction-related activities performed by the contractor are performed in accordance with design specifications, budget and schedule, meets accounting requirements, and is completed to quality standards.
- Coordinate the activities of all contractors to comply with schedule requirement. Plan and review, with each contractor, their programs of construction including procedures, logistics, equipment, manpower requirements and interfaces with other contractors.
- Monitor Contractor’s progress with the schedule requirements. Advise the DM of any problem or potential delays and advise the corrective actions to be taken.
- Verify contractors monthly work in progress figures on applications for payment and certify the progress payment certificate.
- Assist as required in technical analysis of construction contract claims.
- Assist the DM in developing indicative site logistics plan to incorporate into tender packages
- Resolve field conflicts and problems.
- Administer general and special conditions.
- Conducting the site meetings, dealing with Contractor(s) work progress, schedule reviews, and construction coordination.
- Will have responsibility to deliver a successful project to the client.
- Report on and update job progress on weekly database trackers
- Other projects and duties as assigned.

Project Construction Supervision
- Oversee the construction program and work in close coordination with the other PM of the Subcontractor Company to ensure the project is being executed within the specified time and cost estimates to achieve the project goals and construction completion and delivery stage.
- Assist to set the procedures to ensure the smooth handover of the project products to the clients and facilities management.

People Development
- Ensure that the relationships with all internal departments, suppliers, agents and contractors are maintained and improved.
- Promote team works among subordinates and fellows staff.
- Participate in the employment and appraisal assessment of staff under his charge
- Establish the roles and responsibilities for his subsidiary staffs that involved in the project. Lead and guide them by providing them with guidance, training and the required growth opportunities to ensure that subordinates are developed for higher roles.

REQUIREMENTS:
- MSc Engineering degree or equivalent construction management experience. A post graduate degree in construction management is a plus.
- Minimum 10 years of building construction experience required with relevant high-rise building at least 30 floors above
- Knowledge of building construction, means and methods, scheduling and cost control procedures, general contract, general conditions, subcontract documents, drawings and specifications.
- Knowledge of estimating, construction costs, scheduling, purchasing, and engineering principals and techniques, of all general contract and subcontract documents, drawings and specifications.
- Good experience in project development process with local procedures.
- Work requires professional written and verbal communication and interpersonal skills. Ability to motivate teams to produce quality materials within tight timeframes and simultaneously manage several projects.
- Ability to conduct & hold group meetings.
- Work requires willingness to work with a flexible schedule to suit the project needs.
- Strong computer skills and a familiarity with Microsoft office suite of programs.
- Strong management, leadership and interpersonal skills with the ability to communicate well both verbally and in writing.
