Mô tả công việc
Under the general direction of the Asset Management Manager (AMM), this position is responsible for the construction works and for campus operations in term of infrastructural, technical supervision and hard services.
These duties include but are not limited to supervise daily systems operations, periodical maintenance, faults’ identification, verification and handling, and other technical tasks as assigned by AMM.
He is also responsible for the implementation and documentation of campus site safety plans and all operational standards and guidelines as well as campus operating standards, policies and procedures related to the outsourced services.
AREAS OF RESPONSIBILITIES
1. Assist AMM to manage Construction Contractors, manage defects liability period (DLP) and other necessary tasks during transition of campus site from construction to operations.
2. Assist AMM to manage coordination works with Campus’ operational vendors. Communicate policies and procedures; discuss job problems, and vendors’ concerns with superior and vendors. Encourage development of habits and attitudes for improved performance and good employee attitudes. Direct, train, evaluate, and counsel all operational vendors’ personnel.
3. Responsible for ensuring that the building systems are operated in the most efficient and effective manner especially as it relates to utility consumption and environmental responsibility. Implement a systematic program to promote energy awareness and conservation within the facility. Champion energy conservation programs to achieve maximum results from all concerning stakeholders.
4. Provide support to AMM in developing and monitoring approved departmental budget with proactive and active approach towards initiatives on cost efficiency.
5. Provide supervision and is responsible for the implementation of all preventive maintenance and repair operations at the Campus facilities. Schedule emergency repair activities according to priority and the abilities of assigned personnel. Provide technical advice, encouragement and instruction to vendors in such areas as electric theory, mechanical systems, hydraulic systems, and safety procedures. Perform equipment inspections, note equipment condition, and ensure that proper maintenance is being performed in accordance with campus operation standards. Responsible for the implementation of the quality assurance program for all work performed by the department.
6. Manage various facility programs and committees relating to assigned responsibilities such as safety, fire, pollution control, disaster and civil defense where required.
7. Provide recommendation to AMM in formulating campus policies and procedures to improve the services.
8. Develop a plan and/or procedure for controlling, labelling, recording estimated life expectancy, maintenance and inspecting all capital and non-capital equipment within the facility. This plan includes a long-term maintenance capital plan.
9. Recommend equipment purchases to replace obsolete equipment items and provide assistance in formulating long-range equipment replacement requirements and coordinates actions with contractors.
10. Plan and schedule services of department. Establish standards and work methods; take steps to assure quality and quantity of performance, and evaluate results. Establish plans for improving departmental work emphasizing efficiency and economy.
11. Ensure that general safety, fire prevention regulations are enforced, and safe working habits are promoted throughout the facility. Ensure that all equipment is properly maintained and conforms to safety standards.
12. Maintains an on-going self-improvement program to keep abreast of new equipment, standards, codes, and maintenance procedures.
13. Handle emergency circumstances in compliance with emergency procedures in the Campus.

14. Responsible for assets inventory and controlling.
15. Responsible for the implementation and promotion of the following:
− Ensure operational policies and standards.
− Ensure compliance with safety practices and standards.
− Perform related duties as required – a “can do, will do” attitude.
− Report to and collaborate with superior of the facility related issues and vendors’ related issues.
− Set and maintain a professional working environment.
− Assure good communication internally and externally.
− Develop goals for outsourced team members and self.
− Comply with employment laws and campus’ employment practices.

REQUIREMENTS
− Bacherlor’s degree in Engineering/ MEP is preferred
− 3+ year experience in building operations and/ or building maintenance.
− 3+ year experience in team management and contract management.

− Strong teamwork kills, coaching skills and training skills.
− Strong communication skills in Vietnamese and English.
− Ability to work with MS Word, Excel, Outlook and AutoCAD.
