Building Service Operation Manager

PURPOSE
- Operating the building service activities smoothly, effectively and profitable result; including services of cleaning, security, landscape and pet control.
- Efficient leadership, comfortable “open door” working environment. Staffs performances meet the requirements.

1. Main jobs
1.1. Operations:
- Monitor and direct all building service operations activities.
a. Maintain and improve the cleaning service inside and outside of the Building
b. Maintain and improve the landscape service of the Building
c. Maintain and improve the pest control service
d. Maintain and improve quality and service of Building security
- Attend to customer complains wherever necessary and take appropriate steps to solve such complains promptly.
- Ensure high standard of security, housekeeping, landscape, pet control in the building.

1.2. Administration:
- Assist Property Manager in setting up and monitoring all working procedures in order to provide and maintain good buildiing services to customers.
- Assist Property Manager in ensuring timely submission of reports, invoices for onward processing.
- Assist the Property Manager to authorize and approve document for submission.

1.3. Staff and contractor Management:
- Assign subordinates and related contractor in specific duties and ensure efficient manpower for building service operations.
- Manage and motivate team to increase the quality services.
- Create and maintain an open working environment and efficient working to all staffs and contractors.
- Evaluate staff and contractor performance and make appropriate fair recommendations for appropriate service or disciplinary actions when necessary.
- Handle staff’s grievances and complains from internal and external customers.

1.4. Rules and Regulations:
- Ensure all working procedures, the company’s policies, rules and regulations applied in the store are in accordance with the law and strictly followed by service staffs, security guards.
- Maintain safe working conditions for employees and customers; Solve safety concerns quickly.

2. Other tasks
- Perform additional duties as assigned by the BOD and Property Manager

- Graduated University
- At least 3-5years experience in supervising the service, especially housekeeping in 5* hotel is an advantage
- Fluently in speaking and writing English
- Team work skills / Good Customer Service skills / Good time management / Communication skills, Problem-solving skills
- Friendly, clever, willing to assist, careful, honest, open-minded, can work in team
- Age: 30-50
