Mô tả công việc
ASSET MANAGEMENT
• Lease renewal or extension of current contracts
• Sublease Renewal where no marketing and only minor negotiation required
• Lease termination (lease disposal e.g. executing end of term termination, executing a right to terminate)
• Purchase options/right of first refusal (advice regarding an existing option/right
• Monitoring all lease critical dates to ensure that all SCB contractual obligations are met
• Develop relationship and work closely with SCB Regional Project Manager, Internal or external Legal, Property team, Audit/ Operational Risk and SCB’s supply partners
• Working with Country Account Manager Lead (Country AM Lead) to develop initiatives, strategy at country level
• Managing the handover of SCB assets on owned and leased property with support of Facilities Manager / Property Manager.
• Performing site inspections (as needed)
• Prepare business approval documents and related financial analysis
• Managing the eviction process for delinquent lease-out tenants (at SCB’s instruction)
• Ensure consistent application of property management standards
• Organize and manage property revaluation (as and when required)
• Support Country AM Lead in preparation of budget and forecast exercises
• Support Country AM Lead in audits, reporting, portfolio planning and finance management
• Build good relationship with SCB landlords/ tenants and resolve AM issues
• Document AM activities with designated software or reporting formats
• Ensure payments are as per contract obligations
• Global Property Management System - input details in GPMS abstracts form for the transactions handled. Review GPMS updates created by Portfolio Administration and give inputs (as and when required).
• Primary “go to” point for the Shared Services Hub / Finance and lease administration team (where applicable)
• Strategy, Planning, Budgeting and Management reporting
• Motivation and focus on external parties (Landlords). Coordinating with external and internal auditors
• Assist with Budget preparation for Assets and closely coordinate with Property Finance team for finalization of budgets.
• Assist in preparation and analytical review of quarterly reports
• To be aware of the Business Policy and procedure for ‘Know your Customer’ and Money Laundering Policy
• Upholding the Values of the Group and Company at all times
• Compliance with all applicable Rules / Regulations and Company and Group Policies.
• Report regularly to the Regional Asset Manager (Singapore), and assist the ASEAN Asset Management team with requests as and when required.
PROJECT MANAGEMENT
• Collect specific requirements aligning the Business investment plans with Property programs;
• Manage business expectations prior to project approval to ensure alignment with key strategies;
• To understand Client product business needs and align project delivery to those needs. Support capital planning and ad-hoc planning through liaison with internal clients and capturing of requirements;
• To manage all projects, design and workplace effectiveness in a safe, sustainable and secure manner;
• To scope project work for Client, provide proposals and costs and seek appropriate sanction to proceed with works.
• Collect specific requirements aligning the Business investment plans with Regional programs;
• Manage business expectations prior to project approval to ensure alignment with key strategies;
• To understand Client product business needs and align project delivery to those needs. Support capital planning and ad-hoc planning through liaison with internal clients and capturing of requirements;
• To manage all projects, design and workplace effectiveness in a safe, sustainable and secure manner;
• To scope project work for Client, provide proposals and costs and seek appropriate sanction to proceed with works.
• To liaise with Facilities Management (FM) BAU teams, where required to ensure seamless delivery to clients.
• Obtain all PMO approvals and plan for successful navigation of control gates.
• To ensure appropriate closure of projects and handover to FM.
• Answer client questions/concerns and provide data to back up recommendations;
• Work with property teams to determine current and future space needs and understanding of business direction and changing workplace needs.
• Track, monitor and oversee all related moves and occupancy planning and inventory of furniture and workstations.
• Assist in forecasting space requirements based on verified existing space information, forecasted space supply/demand and growth projections.
• Develop migration plans where required.
• Attend meetings with client representatives and facilitate.
• Discussion/programming of space requirements.
• Provide metrics, collect, organize and analyze data related to client’s facility requirements and physical space needs.
• Additional duties as assigned.
• Manage all financial aspects of each project through its conclusion.
• Conduct and document weekly meetings.
• Coordinate activities of sub-contractors, voice/data and occupants.
• Interact and negotiate with contractors, subcontractors, and other service providers.
• Prepare/update project status reports, process purchase orders and invoices, update tracking reports and maintain files.
• Ensure updated occupant information in in CAD (or other) for capturing in space recharge system.
• Support space occupation/utilisation data capture and verification and liaise with the WebCore team where required.
• Report regularly to the Singapore Hub - Area Programme Manager, and assist the ASEAN Property PMO directly with requests as and when required.

• Degree in Real Estate, Facilities Management, Engineering or related discipline preferred, however significant work experience will also be considered and Leasing skill.
• Candidates with recognised real estate (RICS/ MCR or similar) qualification will have distinct advantage
