Title: Assistant Leasing Manager (Feb 2020 – Present)
• Report directly to Leasing Manager and CEO.
Leasing - Fully in charge in:
• Leads filtration and distribution for 7 locations in Southern Region Vietnam and Cambodia.
• Tenants Account Managing: Monthly payment, lease extension, rooms upgrade/downgrade, casually make friends with tenants for experience enhancing.
• Report: Perform weekly report to Leasing Manager on leads status, conversion rate, new customer’s feedbacks.
• Attending networking events for brand polishing.
• Market research: Site inspection on other co-working spaces & traditional office buildings. Report to Leasing Manager on: Overview of Office leasing market, Co-working spaces’ rental, occupancy, Targeted clients, Type of customer’s industry. Work with LM to conducting solutions on improving Toong’s occupancy
• Pre-sales/Pre-leasing: for Toong’s new centers.
Operation - Coordinate with team on
• Supporting and follow-up closely with Site Managers/Supervisors with leads that are over 20 Pax.
• Assist Operation Team in touring Agencies’s clients or providing walkthrough on how to deal with Agencies.
• Performing friendly reminder to Site Managers/Supervisors regarding tenant’s end leasing date.
• Work closely with Site Manager/Supervisors on low occupancy cases for conducting solutions.
• Strongly support Site Manager/Site Supervisors with less leasing skills/experiences.
• Provide guidance, walkthrough to Site Managers/Supervisors on closing deals.
• Scheduling weekly or monthly meetings between Leasing and Operation team.
Marketing – Coordinate with team on:
• Providing current occupancy of every Toong’s stations for team to run the suitable advertisement campaign. Which Toong’s centers should be focused on improving occupancy.
• Reporting on leads status to team to see the efficiency of current advertisement.
• Coordinate with team and Leasing Manager in brainstorming which activities should be done to attract more customers for low occupancy centers.
• Conducting sales-kit, proposals, introductory letters, brochure, etc.
Title: Account Manager - Leasing Department (Oct 2019 – Mar 2020)
• Report directly to Leasing Manager and Community Manager.
• In charge of Private Office Leasing at Toong in Southern Vietnam.
• Key account at 2 prime locations: 126 Minh Khai D3 and 20 Minh Khai D1.
Responsibilities:
• 90% solely in charge of Private Office and Virtual Office Leasing and 10% of Event Space Leasing.
• Processing leads and maintain relationship with real estate Agencies (CBRE, Savills, JLL, Saigon Office, etc.)
• Pitching Office Leasing terms and closing deals.
• Participating in networking events of Real Estate related.
• Tenants/member Account Managing. (Monthly payment, lease extension, room expansion)
